The Ogden Group of Companies has extensive development expertise gained over a period of more than 30 years. During this time, it has carried out numerous office, industrial, leisure and in-town retail projects in many parts of the Country. Many of these completed projects have been retained within the Group's investment portfolio, all of which is managed in-house.
Early projects included the purchase, restoration and development of the former Bowburn Colliery, now Bowburn Industrial Estate, in County Durham and the filling and subsequent development of a major quarry in Leeds. The latter site is known as The Intercity Centre where the Group's tenants include Bass/Britvic who have a major soft drinks production unit on 13 acres, plus a variety of national and local tenants.
In the London Docklands in 1983, we carried out the first development to be completed in the Enterprise Zone. This was a 90,000 sq ft high specification industrial scheme and we went on to develop computer centres for Merrill Lynch, Bloomberg and The Stock Exchange. Further phases included several office buildings, the largest of which had a net floor area of approaching 100,000 sq ft. Tenants in that building include Barings, United News & Media and Hyundai.
In recent weeks we have obtained planning consent from The London Borough of Tower Hamlets and the Greater London Authority for the redevelopment of one of our Docklands sites which lies within the Millennium Quarter Masterplan Area which was produced by the Council as a result of the Docklands IRA bombing. Our scheme includes almost 900,000 sq ft of mixed uses, predominantly office and residential.
One of our current projects in West Yorkshire is the Centre 27 Business & Leisure Park, adjacent to Junction 27 of the M62. On this 30 acre site, we have successfully negotiated planning consents, on what was mainly agricultural land outside the development zone in the Local Plan, initially for B2/B8 use and, stage by stage, for office and leisure development. Centre 27 is now the most successful mixed use business and leisure development in the region, incorporating almost 100,000 sq ft of offices, a 14 screen multiplex cinema, a major health and fitness club and 7 diner units occupied by KFC, Bella Pasta, Pizza Hut, McDonalds, Allied Domecq and City Centre Restaurants.
Planning permission has recently been granted for non-food retail development on part of the site and it is anticipated that, following a pre-letting to a national company, construction will commence during the Summer. Further phases of office development are planned. Despite being predominantly greenfield, Centre 27 is located adjoining a former colliery, now in our ownership, and there are shallow workings beneath the entire site. In addition, part of the site is a former domestic waste tip. Necessary remedial works have included the grouting of voids, construction of methane barriers and venting and the removal from site of contaminated materials.
Current industrial/warehousing projects include the complete refurbishment of 3 small units and the construction of 2 new units, to be known as Kingsmark Court, on our Intercity Estate in Leeds. At Park 26, off the M606 in Bradford, 130,000 sq ft of high quality space in 5 units ranging in size from 14,000 to 53,500 sq ft is nearing completion. At The West Yorkshire Industrial Estate, also in Bradford, the phased refurbishment of almost 370,000 sq ft of industrial space is underway.
